The Opportunity

The Escrow/Closing Manager serves in a dual-capacity leadership role, overseeing both Sales Authorizations and Home Closings for the division. This role acts as a critical communication link between Sales, Mortgage/Lending partners, Title, Construction, and Accounting, ensuring contracts, financing, and closings are executed accurately, compliantly, and on schedule.

The ideal candidate is a strong operational leader with mortgage or lending experience who thrives in a fast-paced, cross-functional environment and brings a proactive, solutions-driven mindset.

Key Responsibilities

Weekly and Daily Reporting

  • Audit, review, and provide analysis on the following reports to relevant stakeholders:
    •  Daily Pending Sales Report
    • Biweekly DUP Report
    • Weekly Quarter Universe Report
    • KBHS SharePoint files & KB DM Lot File
    • Closed Home Report & Slide Analysis

Sales Acceptance/Backlog Management:

  • Conduct and document weekly Sales/Starts/Closings meetings; ensuring action items are identified and deadlines are communicated to relevant parties. 
    Evaluate risk and recommend cancellations or send buyer’s loans to outside lender if needed based on conditions.
  • Oversee the validity and completeness of each sales contract and report discrepancies back to the sales organization and/or upper management.
  • Evaluate and identify buyers out of compliance of contract; Identify path to get buyers back in compliance and communicate with relevant teams. Send noncompliance notices when needed.
  • Ensure all Ernest Money Deposits are accurately collected and documented for audit requirements. Including documentation, approval, and collection of payment plans.
  • Conduct weekly backlog meeting with external partners, KBHS and Title, to ensure all required documents are received and communication is being maintained between all parties. 
    Contract Management/Upkeep:
  • Ensure all contract documents are relevant and in line with the latest corporate guidance.
  • Conduct full contract reviews every other year to ensure contracts are clear, precise, and provide accurate and relevant information.
  • Work with legal and the VP of sales to ensure contracts are in legal compliance and meet audit requirements
  • Host and create training programs for Sales Team on contracts and processes

Closings:

  • Oversee the end-to-end closing process in partnership with Title, Sales, and Construction.
  • Conduct biweekly closing meetings; identifying any homes that are at risk of missing their closing date and establishing a path to get back on track.
  • Drive the closing process to ensure teams are sending out closing notices, clear to close is received by NHO, and Title is receiving documents 48 hours prior to closing
  • Review and approve all HUD documents for the Title Company. Sign final deed documents.
  • Ensure closings are accurately reported in HB1 and ensuring the appropriate financial figures are reported to the Regional Accounting Center in compliance with Sarbanes Oxley requirements.
  • Provide universe prediction of homes that will close in the month and commentary for closings that have rolled out of anticipated month

Miscellaneous:

  • Collect documents and provide commentary for corporate audits when requested
  • Assist NAPA with any questions on contracts or documentation
  • Identify pain points in process and innovate process solutions

 

What You Bring

  • High school diploma or GED
  • 3–5 years of direct mortgage or lending experience
  • Prior people management or team leadership experience
  • Strong self-resolution with the ability to manage high conflict situations while holding ethical standards in line with company polices and values.
  • Demonstrated leadership capabilities including motivating teams, employee development, and being results oriented
  • Ability to connect with people, develop and maintain professional relationships
    Proven ability of being customer centric by seeking solutions from the customer’s perspective
    Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively
    Proven ability to lead and execute effective training sessions or conduct strong oral presentations
    Strong ability to work within a team-setting, inclusive of other’s ideas, and a willingness to cooperate
    Makes quick and accurate decisions based heavily on facts, data and/or metrics
    Proficient in Microsoft applications, including Word, Excel, PowerPoint and Outlook.

Requirements

  • Work 8-hour days with flexibility for additional work hours when necessary
    Conduct business in a professional and ethical manner to potential buyers, lenders, trade partners, and coworkers to reinforce goodwill and profitability for the company
  • The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation. 
  • Ability to stand or sit for extended periods.
  • Ability to move about work location.
  • Ability to drive/travel as needed to tour KB Home communities.
  • Ability to walk up and down stairs.
  • Ability to observe details at close range and communicate information so others will understand.
  • Ability to transport and move up to 20 lbs and move as needed (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio).   
  • Periodically works in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales).
  • Position is located on-site at the division office. #LI-onsite

Compensation Details and Benefits

KB Home offers a competitive base pay. The expected range for this position is based on experience and is noted below, paid semi-monthly. 

Other rewards may include bonuses or role-specific awards.

Pay Range

USD $85,000.00 - USD $100,000.00 /Yr.
