The Opportunity

The Manager of Land Development provides direct leadership and oversight to all regional Offsite Superintendents supporting site development activities. This role manages all technical aspects of offsite construction, tract acceptance, and contract administration across multiple regions. The manager also partners closely with the Vice President of Land Development & Planning on bidding, contracting, and budget‑related tasks.

This role requires 50–75% field time and 25–50% office time. The primary work location is the division office.

Key Responsibilities

Site Development Management

  • Prepare and maintain construction schedules.
  • Lead contract briefings and scope‑of‑work meetings.
  • Conduct pre‑construction meetings with subcontractors, municipalities, utilities, and consultants.
  • Coordinate daily with inspectors, government officials, subcontractors, consultants, and staking providers.
  • Monitor subcontractor and utility work to ensure adherence to schedules and quality standards.
  • Provide weekly updates on project status.

Tract Acceptance & Bond Exoneration

  • Schedule and participate in municipal inspections for final acceptance.
  • Resolve municipal punch‑list items.
  • Follow up with agencies to secure final sign‑off letters for bond release.
  • Attend bond exoneration meetings as needed.

Bidding & Contract Management

  • Prepare bid forms, bid spreads, bid analyses, and award recommendations.
  • Draft and administer contracts.
  • Review and approve subcontractor and consultant progress invoices.
  • Review and negotiate change order requests; provide recommendations.
  • Support monthly land development budget updates and report cost impacts from changes.
  • Forecast upcoming extra work and provide budget impact updates to the Sr. Director, Land Development & Planning.

Special Assignments

  • Manage project accounts receivable.
  • Prepare reimbursement request packages.
  • Assist with bidding and oversight of special or unique projects.

What You Bring

  • Bachelor’s degree preferred, ideally in Civil Engineering or Construction Engineering & Management.
  • 4–6 years of site development construction management experience, including work with municipalities and land development processes.
  • Proficiency with Microsoft Office Suite and Microsoft Project (or similar scheduling tools).
  • Strong analytical skills; comfortable working with numbers and interpreting technical documents.
  • Excellent written and verbal communication skills.
  • High attention to detail with strong follow‑up and follow‑through abilities.
  • Effective interpersonal and problem‑solving skills.
  • Self‑starter mindset with the ability to manage multiple priorities.
  • Willingness to travel regularly.
  • Familiarity with construction plans such as blueprints, grading plans, improvement plans, and landscape plans.

  • Ability to transport and move up to 20 lbs and move as needed (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio).   
  • Periodically works in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales).
  • Conduct business professionally and ethically. 
  • This position is located at the division office and requires frequent travel throughout the region. #LI-onsite 

Compensation Details and Benefits

KB Home offers a competitive base pay. The expected range for this position is based on experience and is noted below, paid semi-monthly. 

Other rewards may include bonuses or role-specific awards.

Pay Range

USD $150,000.00 - USD $165,000.00 /Yr.
