The Opportunity

As a Land Forward Planner, you’ll be the driving force behind turning land acquisitions into vibrant residential communities. From feasibility studies to final engineering, you’ll manage every step of the planning process to ensure smooth, timely, and cost-effective development launches. This includes conducting feasibility analysis, obtaining entitlements and permits, preparing development budgets, and coordinating with consultants and internal teams.

Key Responsibilities

  • Acquisition Due Diligence
    • Research and prepare fee & tech and development budgets for new properties
    • Develop project timelines for new community openings
    • Analyze and summarize risks (environmental, political, entitlement, engineering)
  • Land Entitlement & Government Approvals
    • Manage land planning, zoning changes, final maps/plats, civil engineering plans and technical studies
    • Coordinate with municipalities for approvals and agreements (includes architectural applications, municipal development agreements, city/county approvals, environmental approvals, and metro district and/or homeowners association formations/annexations)
  • Final Engineering & Forward Planning Consultants:
    • Contract and manage consultants which will likely include civil engineers, landscape architects, land planners, dry utility consultants, title companies, environmental and Geotech consultants and financing district consultants.
    • Coordinate with the Architecture/Division Plans Manager on required architectural deliverables as needed.
  • Land Development Consultants:
    • Provide organized handoff to Land Development Managers
    • Includes documentation for grading, utilities, paving, and landscaping
    • Assist with Land Packages for corporate approvals
  • Budget Management
    • Prepare and maintain fee & tech and development budgets
    • Communicate budget status to Division Finance and Planning teams
  • Miscellaneous
    • Perform other duties as assigned to support division goals

What You Bring

  • Bachelor’s degree required; preference for Civil Engineering, Urban Planning, Architecture, Construction Management, or related fields
  • At least 2 years of experience in civil engineering, architecture, landscape architecture, or public/forward planning, with familiarity in project management and working with government agencies
  • Homebuilding experience is preferred
  • Exceptional organizational skills and ability to handle multiple priorities
  • Strong interpersonal and relationship-building abilities
  • Action-oriented and committed to project completion
  • Effective verbal and written communication skills, including public speaking
  • Collaborative team player, open to ideas and cooperation
  • Proficiency with Microsoft Word, Excel, PowerPoint, and Outlook

  • Periodically works in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales)
  • Position is located at the Division Office. #LI-onsite.

Compensation Details and Benefits

KB Home offers a competitive base pay. The expected range for this position is based on experience and is noted below, paid semi-monthly. 

Other rewards may include bonuses or role-specific awards.

Pay Range

USD $100,000.00 - USD $120,000.00 /Yr.
